A new development application (DA) has been lodged for the site at 52-64 Annerley Rd, Woolloongabba. Previously, a 4 storey DA was approved on this site, but now the developer has applied for an 11 storey building.
You can find all the details of the development including proposed plans at this link. The height limit for this site is currently 4 storeys, but under the new Dutton Park-Fairfield Neighbourhood Plan (which was recently ticked off by the State Government and will soon come into effect), the acceptable outcome for building height will change to 10 storeys.
This DA will be assessed against the existing West End-Woolloongabba Neighbourhood Plan, however the decision-makers in council will have discretion to consider the rules of the draft Dutton Park-Fairfield Plan, which means that in practice, they will be heavily guided by the fact that the site is about to be upzoned to 10 storeys.
As the side view shows, this building is technically taller than the 10 storey limit (it's arguably 11 or 12 storeys). It also doesn't appear to meet the necessary requirements for building setbacks to neighbouring properties, or deep planted trees.
This DA has only just been lodged, so the next step will be for council to send a 'Request for Information' to the developer outlining key issues of concern. Once the developer has responded to those issues and made changes (this will take a few months), the DA will open for public notification, which is when residents are encouraged to submit their comments. For now, it would be great if you can alert your friends and neighbours to the fact that this site is developing, and keep an ear out for further news.
