11-Storey Development Application (DA A004827412) for 52 Annerley Road, Woolloongabba

A new development application (DA) has been lodged for the site at 52-64 Annerley Rd, Woolloongabba. Previously, a 4 storey DA was approved on this site, but now the developer has applied for an 11 storey building.

The height limit for this site is currently 4 storeys, but under the new Dutton Park-Fairfield Neighbourhood Plan (which was recently ticked off by the State Government and will soon come into effect), the acceptable outcome for building height will change to 10 storeys.

This DA will be assessed against the existing West End-Woolloongabba Neighbourhood Plan, however the decision-makers in council will have discretion to consider the rules of the draft Dutton Park-Fairfield Plan, which means that in practice, they will be heavily guided by the fact that the site is about to be upzoned to 10 storeys.

As the side view shows, this building is technically taller than the 10 storey limit (it's arguably 11 or 12 storeys). It also doesn't appear to meet the necessary requirements for building setbacks to neighbouring properties, or deep planted trees.

This DA has now gone out to public notification, so members of the public are strongly encouraged to lodge a submission via the blue 'Lodge Submission' button at this link. If you have concerns about building height and setbacks, green space, traffic impacts etc, just put them in your submission in plain English. You don't need to use complex town planning jargon when submitting your concerns. Just talk about how you'd like to see this neighbourhood develop and explain things in your own words.
